TC LUR Text Change (Sanborn Western Camps)
The Divide Planning Committee (DPC) met with representatives of Sanborn Western Camps to understand and discuss text changes being proposed to the Teller County Land Use Regulations (LUR) on Tuesday evening, June 21, 2016 starting at 7 PM. Meeting location driving instructions and map. Due to lack of access to the intended meeting location the meeting was moved to PKE office.
The proposed changes received from the applicant are included in the attached document (Land use final.pdf), below. The changes include an addition to Chapter 1 (section 13) and two new definitions added to Chapter 12. Compare the changes to the current LUR, available on the Teller County website - Link to current LUR document.
On June 2, 2016 we received the official Agency Review request from the County - the DPC response is due by July 1, 2016. The LUR changes supplied by the County appears to be same change content, but in case there is a difference, use the one from the County. The Agency Review Form is included below just to be complete. This means the DPC meeting on June 21, 2016 had a slightly different objective - that being to start preparing a response to the County Planning Dept., not just an informational meeting with the applicant.
June 22, 2016 - The meeting on June 21 was moved to PKE Offices due to not being able to access the Public Works facility (building locked). Most agreed to support, in principal, the LUR amendment. The DPC Response DRAFT is in the Attachments, below. Ensure you are using the most recent Draft Response. As changes are made to the response letter, revisions will be added here in a revised document. Please review the most recent Draft Response and pass your comments and suggestions for change to the DPC Chair via Email or Phone at your earliest opportunity. The response is due to the County by COB 1 July. Public Notice in June 22, 2016 Pikes Peak Courier says this topic goes before the TCPC on July 12, 2016 (not August like we thought). That notice in the newspaper was in error - this topic goes before the Planning Commission in August (2nd Tuesday).
There are some who have an opposing view about this topic and do not want the DPC to support this amendment to the LUR. Therefore, the DPC Response will have two letters - one supporting the change and one not supporting the change.
On Wednesday, June 29, 2016, the response from DPC will be signed. The response will be at the Pikes Peak Community Center (PPCC) starting at 6:30 PM for those who want to sign. The PPCC facility is across Hwy 24 from Venture Foods.
In-support response letter Draft #4 added June 27th which corrects two typos - no substance change.
June 30, 2016 - DPC will be submitting two letters one Supporting the application, with recommended conditions and one not in support. These letters will be accompanied with a cover letter. The DPC response will include attached files: Fourth Draft Response Letter, Not in Support Letter and the Response Cover Letter. The response will be delivered to county Planning Dept. on July 1, 2016.
July 1, 2016 - DPC Response hand delivered to County Planning. What was delivered is the attached file "DPC Response-1July2016" (DPC Final Response) which includes a cover letter, In-Support letter and Not-In-Response letter. Any resident of Teller County who has an opinion about the proposed changes to the Land Use Regulations should send a letter to the County Planning Dept., prior to this topic going before the Teller County Planning Commission (TCPC) which is expected to be August 9, 2016.
